ORGANIZATIONAL STRUCTURE:

The Facilities Maintenance Supervisor is responsible for planning, supervising, reviewing and evaluating the work of maintenance staff in the construction, modification, maintenance and repair of METRO buildings, facilities and equipment, including building cleanliness. Typical duties include: Administration of a preventive maintenance program, costing, material procurement, and coordination of repairs and maintenance work items.

SPECIFIC RESPONSIBILITIES:

  • Supervises and oversees the construction, modification, maintenance, and repair of METRO buildings, facilities, and equipment, including building cleanliness;
  • Plans, prioritizes, assigns, supervises and inspects the work of staff involved in facility maintenance activities including, mechanical, electrical, electronic, carpentry, painting, HVAC, life safety and security system and related functions in METRO buildings and facilities;
  • Supervises a staff of a 24 hrs/7 day operation; responds to emergency calls 24 hours a day, 7 days per week;
  • Plans, schedules, supervises reviews and evaluates the work of maintenance staff; recommends selection of staff, trains staff in work procedures and administers discipline as required;
  • Participates in budget preparation; prepare cost estimates for budget recommendations and monitors and controls expenditures;
  • Assures compliance with facilities preventive maintenance schedules and Standard Operating Procedures;
  • Estimates equipment, materials and staff required to perform assigned work; requisitions supplies and equipment and maintains an inventory of regularly used materials; utilizing METRO MMIS;
  • Prepares, issues, prioritizes and tracks facility and equipment maintenance and repair work orders; maintains accurate records of work performed.
  • Interprets blueprints, specifications, manuals and related documentation; develops specifications for construction projects and new equipment projects.
  • Develops and conducts safety training; ensures that staff follows safety procedures and that public safety and security procedures are followed;
  • Ensures compliance with hazardous material storage, use, handling and disposal requirements, as well as OSHA, building, fire, and other regulatory code requirements;
  • Uses standard office equipment, including a computer, in the course of the work; drives a motor vehicle to conduct work site inspections;

MINIMUM QUALIFICATIONS AND EXPERIENCE:

Minimum Qualifications:

Equivalent to graduation from high school, supplemented by technical or college course work training in the craft area(s) to which assigned AND five (5) years of journey level work in facilities maintenance and repair, one (1) year of which was in a supervisory role OR, Equivalent combination of education and experience sufficient to successfully perform the essential duties such as those listed above.

Medical Examination:
Employment for safety-sensitive positions is contingent on passing a physical examination performed by our examining physician.

Drug Examination:
Employment is contingent upon the results of a pre-employment drug examination and subject to random drug testing in accordance with ADOT requirements.

Background Investigation:
Employment is contingent upon the results of a background check.

Licenses and Certifications:

  • Incumbent is required to obtain within 90 days of hire, and maintain a current valid Arizona Commercial Driver's License (CDL Class B). Position requires the ability to maintain insurability under METRO's Vehicle Insurance Policy.

Knowledge and Skills:

Knowledge of:

  • Employee supervision, including selection, work planning, performance review, employee training and discipline;
  • Materials, methods, practices and equipment used in facilities construction, maintenance and repair in the specific areas of assignment;
  • Preventive maintenance and minor repair of power tools and equipment related to the work;
  • Applicable laws, codes and regulations;
  • Computer applications related to the work;
  • Safety principles, practices and equipment related to the work;
  • Record keeping principles and practices;
  • Mandated building and fire codes;
  • OSHA rules and regulations;
  • Blueprint and schematic drawings.

Skill in:

  • Planning, supervising, reviewing and evaluating the work of others; training others in policies and procedures related to the work;
  • Responding to requests for information in a timely manner;
  • Coordinating with METRO departments and outside agencies;
  • Evaluating cost effective methods and budgetary needs and monitor expenditures;
  • Safely operating, adjusting and performing preventive maintenance and minor repair to power tools and equipment related to the work;
  • Interpreting, applying and explaining federal, state and local laws, regulations and policies;
  • Making accurate arithmetic calculations;
  • Reading, interpreting and work from written instructions, sketches, diagrams and complex blueprints;
  • Maintaining accurate records of work performed;
  • Preparing clear and concise reports, correspondence and other written materials;
  • Using initiative and independent judgment within established procedural guidelines;
  • Establishing and maintaining effective working relationships with those contacted in the course of the work.

Physical Demands:
Mobility to work in a maintenance setting, including operating typical trade equipment, hand and power tools and standard office equipment, and to drive a motor vehicle; stamina to stand, walk and climb and to work in confined or awkward spaces for an extended period of time; hearing and speech to communicate in person or over a radio or telephone; vision (color & peripheral);strength to lift and maneuver materials and equipment weighing up to 50 pounds regularly and occasionally up to 100 pounds with assistance of applicable equipment or other employees.

Work Environment:
This position requires working non-traditional and/or odd hours, including holidays, and may be called in to work anytime during emergencies.

Incumbents may be subjected to moving mechanical parts, exposure to high voltage electricity, noises, fumes, work in high places, close quarters, and in various temperatures as required. A high degree of concentration is needed.
